The Story

Whole House Renovation
In Conjunction with the 2007 International Builders Show
2007 Parade of Homes First Place Winner

Although the National Association of Home Builders (NAHB) has been building The New American Home® (TNAH) for 25 years, this is the first time they have built and presented a renovated home, called The Renewed American Home® (TRAH). PSG Construction Inc. is honored to have been selected as its builder. An estimated 100,000 visitors from across the world will have the opportunity to visit the renovated home during the International Builders Show in February 2007.

Built in 1909, this historic home features a unique vernacular Florida style – a distinctive mix of Victorian, Four-Square Gable and Colonial Revival. Originally consisting of 2,462 square feet, the period home was completely renovated and expanded. Architecture was kept true to the period, duplicating the lines, soffit, fascia, crown moulding, and siding.

With the addition of a basement and other new spaces, the renovated home has a total of 5,860 square feet of air-conditioned space and a total of 7,175 square feet of space under roof. Additional team members for the project include Lucia, Kassik and Monday Inc., and Robb & Stuckey Furniture & Design Studio.

The house was moved not so far from its original Lake Eola historic district site—just a hop and a skip from the corner of Broadway Avenue and Ridgewood Street to the lot next door. Unusual to Florida, a basement was added to give the home more living space and provide special amenities like a 1500-bottle capacity wine cellar.

The home is a successful blend of turn-of-the-century elegance and contemporary amenities, with breathtaking features at every turn. An elevator connects the three levels of living space. Period details include floor-to-ceiling wainscoting in the foyer, intricate tile work with intricate design and color combinations, rich exposed wood stairs, a period-style kitchen, and multiple gas lamps in the outdoor living areas and on the perimeter of the house.

Finished with wood cabinetry and a painted island, the kitchen has ample work space, Silestone® countertops, built-in wine cooler, built-in hutch, and stainless steel appliances. Connected seamlessly to the room, family members can interact while involved in multiple tasks.

To accommodate multi-generational living, the 4 bedroom, 6½ bath house includes a parent’s suite on the main floor, and a master bedroom suite on the upper level. Two bedrooms also on the upper level have their own private bathrooms. The focal point of the master bathroom is the claw foot tub. Diamond-shaped tiles with raised tile buttons are also an unusual feature. An outstanding example of luxury is the morning kitchen in the upstairs hall with a wet bar, mini dishwasher, refrigerator, coffee station and storage space.

The basement level includes a large open area perfect for multi-purpose gatherings. The temperature-controlled wine cellar has a 1500-bottle capacity, vapor-barrier system, and is finished with brick pavers.

Embracing the warm southern climate is the outdoor courtyard, finished with brick pavers, fountain and gas lamps. Attached to the garage is the covered patio with TV located above the fireplace. A staircase leads to the garage apartment that offers guests complete accommodations with the same quality of finishes as in the main house.

Even though it is cosmopolitan in amenities, The Renewed American Home® never loses touch with its turn-of-the-century charm. With hundreds of details and features, The Renewed American Home® is a delight in design, function and livability.
